Three Signs That Your Metal Roof Needs Repairs

Metal roofs are very popular in residential and commercial buildings. Their popularity comes from their durability and the fact that they are waterproof, snow easily slides off them and their maintenance is relatively easy. However, with time, even the best installed and properly maintained roof wears out. There is a point to which repairing the roof is a great idea. However, if the damage has reached a certain extent, replacing the roof might be the best option. Here are three common signs that it is time to replace your metal roof:

When there is Rust on the Roof

Most roofs are made from materials such as galvanised steel or aluminium. In addition to alloying, metallic roofs are also painted. The paint creates a barrier between the steel and the environment, which prevents rusting and corrosion. With time, this coating wears off and when it does, moisture comes into direct contact with the metal. An oxide coating starts forming on the surface of the roof. When this rust spreads it eats away at the metal, weakening it. If the roofing sheets have rusted to the extent of having holes in them, there is no need to try and salvage them because they will leak rainwater into the house and cause water damage. The presence of rust on the roof is, therefore, the first sign that you need to replace it.

When the Roof is Leaking

A leaking roof is a sign that there are weaknesses, both on the metallic part of the roof and on the roof membrane. Sometimes, leaks are not that easy to notice. However, there are signs such as runny paint on the walls, wet patches on the walls, the attic and the floor, among others, which will indicate that your roof is leaking. Have an expert inspect your roof to determine if there are leaks. If the holes are large, it is best to replace the roof.

When Panels are Loose

Another sign that your roof needs replacement is when the panels become loose. When metal panels become loose, the roof starts leaking, causing extensive damage to your property. It is common to see birds and rodents such as rats making their nests on these openings. 

The best way to find out you need a metal roof replacement is by calling in a professional roofing contractor for an inspection. The contractor will assess the extent of the damage and decide whether it would be best to repair or replace the roof entirely.
